I, Charles Kimbo the owner, designed the main house with the help of myfriend, the well-known local architect Lad Tankerserly, & contracted the building work myself, finishing in 1986. I stood over & watched every nail go in & every board go up, which is the only way you can get a really good house built nowadays. The planning stages took about five years, and the actual building took two. We began planting trees in 1981. The main house is classically designed on a French style, & the home reflects that throughout. The house is laid out in three wings, the center one containing a large grand room for entertaining, the other the master side with master suite, bath, & library, the other containing the dining room, kitchen, breakfast room, laundry room, extra bedrooms, etc.
The main house has eight large rooms & 3½ baths on one floor. The floors are
the most beautiful heart of pine imaginable (at least 150 yrs old), except
for the baths which are marble. Both the main house & the guest house have
Pella casement French style windows. The back doors to the main house are
double French by Pella & the side is a custom made mahogany single door. All
other doors were made especially for the house.
There are six high quality ceiling fans & five skylights in the main house.
It has two large satellite dishes. The main house has a central vac system, &
a chemical free water cleansing system put in last fall. It also has a
modern security system throughout, updated in 1998. There are two hot water
generators which provide virtually free hot water. There are also extra air
filtering systems to keep pollen out & dust down.
The brass throughout the main house is French scroll, a classical design by
Broadway. There is an intercom system with speakers at the front doors,
inside the garage, in the master bedroom, the master bath, the kitchen, & one
spare bedroom. The door hinges are 4" & 5" brass, with acorn finials, by
Baldwin. Each door on both the inside & outside of the house has
double-keyed deadbolt locks by Schlage. All the electrical outlets are
covered with brass covers, except in the kitchen where they are an off-white
plastic to contrast with the white cabinets & walls, & the master bathroom where
they are white porcelain to match the white bone china sinks. There is a fully detached two car garage right next to the main house & a fully detached three car garage in the back with an apartment on each side for maids & yard workers or teenagers (both with full baths, ceiling fans, & kitchenette areas). There is a 22x25x8 room over the main garage that we use for storage, but could easily be converted into another room. The three car garage has a deep pit in one stall for oil changing or other work, & there is extra room above for storage. Both garages are oversized for plenty of extra room. The lighting in both is flourescent. There is a storage room in the back of the two car garage, which is 8x16x10. There are also four closets in the two car garage for storage. Both the main house, the garages, & the workers' quarters have a red barrel-tile roof with all copper flashing. The main house has four Corinthian columns on the front. The exterior is a natural cream colored, real cement stucco (with three full coats). I created the unique cream color by mixing the cement with red sand that I had hauled in from a river bed in Columbia; so being a natural color, it never needs paint. The right side porch & back porch areas are covered with canopies to match the roof, & the coverings were replaced in March, 01. Those two porches are covered with slate. The front porch is covered with a soft cream colored sand stone imported from England.
I personally made sure the house was well-constructed, by doubling every wall
stud possible, every floor joist, & also the subflooring. The roof of the
main house & both garages are built by engineer designed trusses. Inside,
each room is insulated & the doors between wings are also insulated with
solid brass linings for quietness & air protection & control. There is a nice
crawl space with automatic fans for drying. The attic is heavily insulated
with approximately 12 feet of walk space. There are automatic
climate-controlled fans in each wing of the attic for cooling. And there are
roof drains in each of the three sections.
The heating/cooling system in the main house contains two heat pumps, one put
in last fall after lightning struck the old one. I had the system updated
two years ago to digital zone control, which enables you to control the
temperature individually in almost all the rooms. The heat bill has since
dropped from over monthly to around . The guest house runs about ,
the worker/maid quarters about . The floor & wall registers are brass in
the grand room & cast iron throughout the rest of the house; they are by
Reggio, & are the same style that are in the Biltmore House in Asheville, NC,
built by the Vanderbilt family in 1890. The grounds of the main house are magnificent! They are designed estate style by Ayers Landscape Design of Greenville. There are over 65 Magnolia trees (hence the name: Magnolia Manor), plus hundreds more hand-picked trees, such as fine Japanese Maples, Hemlock, Oaks, & the rare Louisiana Natchez White Crepe Myrtles, & about 150 White Pines, all laid out estate style. There are also many rose bushes & ground coverings such as various ivies & Carolina & Asiatic Jasmine & Mint. Over 400 Hollies make a protective hedge along the front of the property. The Guest/In-Law House
The guest/in-law house is about a seven iron shot (165 yards) from the main
house & was designed in 1965 by Lad Tankerserly, the same friend who helped
me with the main house. It is a Frank Lloyd Wright style home on one level
with absolutely no steps anywhere in the house, which is perfect for the
elderly parent or in-law, & works just as well for guests or teenagers.
The Magnolia Manor property is perfect for horses or simply for country
living. We do not have horses ourselves, but our neighbors on both sides are
horse people. The houses & landscaping cover about 7 acres of the property,
which leaves about 16 open acres planted with Kentucky Fescue. Before
planting I had the pasture plowed, then dragged twice for rocks, then
smoothed out, which makes it a perfect area for horses. There is no way to start from scratch & build a house on this type of property for anything like the price I'm asking. The tile roofs, heart pine floors, mahogany & maple ceilings, & landscaping alone would easily run over ,000 today. And I have no idea where you can find the heart pine flooring today.
