Magnolia Manor is centrally located in the Greenville, SC area and is 2.8 miles South of the new Southern Connector, which speeds access to either side of Greenville. I, Charles Kimbo the owner, designed the main house with the help of myfriend, the well-known local architect Lad Tankerserly, & contracted the building work myself, finishing in 1986. I stood over & watched every nail go in & every board go up, which is the only way you can get a really good house built nowadays. The planning stages took about five years, and the actual building took two. We began planting trees in 1981.

The main house is classically designed on a French style, & the home reflects that throughout. The house is laid out in three wings, the center one containing a large grand room for entertaining, the other the master side with master suite, bath, & library, the other containing the dining room, kitchen, breakfast room, laundry room, extra bedrooms, etc.

The main house has eight large rooms & 3½ baths on one floor. The floors are the most beautiful heart of pine imaginable (at least 150 yrs old), except for the baths which are marble. Both the main house & the guest house have Pella casement French style windows. The back doors to the main house are double French by Pella & the side is a custom made mahogany single door. All other doors were made especially for the house. There are six high quality ceiling fans & five skylights in the main house. It has two large satellite dishes. The main house has a central vac system, & a chemical free water cleansing system put in last fall. It also has a modern security system throughout, updated in 1998. There are two hot water generators which provide virtually free hot water. There are also extra air filtering systems to keep pollen out & dust down. The brass throughout the main house is French scroll, a classical design by Broadway. There is an intercom system with speakers at the front doors, inside the garage, in the master bedroom, the master bath, the kitchen, & one spare bedroom. The door hinges are 4" & 5" brass, with acorn finials, by Baldwin. Each door on both the inside & outside of the house has double-keyed deadbolt locks by Schlage. All the electrical outlets are covered with brass covers, except in the kitchen where they are an off-white plastic to contrast with the white cabinets & walls, & the master bathroom where they are white porcelain to match the white bone china sinks.
The entrance room, called the grand room, is 25x35x16 with a maple ceiling & the classical chandelier, lanterns, & wall sconces are imported from Italy. The grand room also has recessed lighting. The off-white & red colored silk moire draperies & wall coverings are by Scalamandre. There are two full Corinthian columns & two half columns in the grand room. There is a gas fireplace with a French mantle & a 11x7 one piece mirror over the mantle. The trim is done in 24k. gold leaf. The curtain rod finials are a French relief design & hand painted black & gold leaf trim. The double front French style doors opening to the grand room were custom made and are of the most exquisite mahogany. The crown molding is 15" high & the chair rail & door trim are carved in classical design.
The master bedroom is 19x28x9 with a mahogany ceiling & the molding is classically carved in mahogany. There are two mahogany his & her built-ins on one end & two his & her walk-ins on the other end of the master suite. The master bedroom has a large ceiling fan & recessed lighting. There is a stereo system with speakers throughout the house, centered in the master bedroom, with surround sound in the master bedroom, & the speakers throughout were updated three years ago, as was the stereo itself. There is a 200 CD changer unit included in the system. The two large dish satellite receivers are centered in an entertainment cabinet in the master suite, but the picture feed extends to the master bath, the library, the kitchen, & a spare bedroom on the far wing of the house.
The master bath is 17x20x9. It has a double tiled shower with seat & a steam system. The room has a large onyx whirlpool tub with six jets. There are his & her sinks on each side of the room, & they're carved out of bone china by Sheryl Wagner. There is a 4x4 skylight in the middle of the bathroom, & the ceiling is an off white acoustical tile. There are two vanity areas, two closets, two commodes, & a bidet. The cabinets in the master bath are custom made by Woodmode.
The library/office is 13x15x9 with a mahogany ceiling & cabinets with book space for about 2000 books; the paper thin silk wall coverings are imported frm China. The tapestry curtains are from Kravits. The crown & door moldings are mahogany & are heavily carved in classical design.
The dining room is 13x15x9 with silk wall coverings & curtains by Kravits. There is a carved chair-rail, a chandelier imported from Italy, & the reliefs on the crown mold are carved & hand painted, as are the curtain rod finials.
The kitchen area is very large (16x24x9) with white European style custom cabinets by Capri. The room was designed by Golden Lamb Kitchen Designs of Greenville. The ceiling in the kitchen is white acoustical tile. There is a nine foot by three & a half island which seats four or more with a triple Jenn Air grill at its center. There is a new silent dishwasher by Bosch & a new Radar Range by Amana that is both convection & conventional. the oven is by Jenn Air. The trash compactor is by Whirlpool, & there is a triple sink/disposal with Moen faucet. There is a concealed wet bar in the kitchen area. The kitchen also has a walk in pantry & a separate walk in wine closet/pantry capable of storing 36 turned down bottles & more upright. There is a large white ceiling fan in the kitchen, along with recessed lighting & two skylights.
Connected to the kitchen on an open design, the breakfast room is 11x12x9 with a white acoustical ceiling & the reliefs on the crown molding are hand painted & so are the curtain rod finials. The chandelier is a classical style & imported from Italy.

There is a fully detached two car garage right next to the main house & a fully detached three car garage in the back with an apartment on each side for maids & yard workers or teenagers (both with full baths, ceiling fans, & kitchenette areas). There is a 22x25x8 room over the main garage that we use for storage, but could easily be converted into another room. The three car garage has a deep pit in one stall for oil changing or other work, & there is extra room above for storage. Both garages are oversized for plenty of extra room. The lighting in both is flourescent. There is a storage room in the back of the two car garage, which is 8x16x10. There are also four closets in the two car garage for storage.

Both the main house, the garages, & the workers' quarters have a red barrel-tile roof with all copper flashing. The main house has four Corinthian columns on the front. The exterior is a natural cream colored, real cement stucco (with three full coats). I created the unique cream color by mixing the cement with red sand that I had hauled in from a river bed in Columbia; so being a natural color, it never needs paint. The right side porch & back porch areas are covered with canopies to match the roof, & the coverings were replaced in March, 01. Those two porches are covered with slate. The front porch is covered with a soft cream colored sand stone imported from England.

I personally made sure the house was well-constructed, by doubling every wall stud possible, every floor joist, & also the subflooring. The roof of the main house & both garages are built by engineer designed trusses. Inside, each room is insulated & the doors between wings are also insulated with solid brass linings for quietness & air protection & control. There is a nice crawl space with automatic fans for drying. The attic is heavily insulated with approximately 12 feet of walk space. There are automatic climate-controlled fans in each wing of the attic for cooling. And there are roof drains in each of the three sections. The heating/cooling system in the main house contains two heat pumps, one put in last fall after lightning struck the old one. I had the system updated two years ago to digital zone control, which enables you to control the temperature individually in almost all the rooms. The heat bill has since dropped from over monthly to around . The guest house runs about , the worker/maid quarters about . The floor & wall registers are brass in the grand room & cast iron throughout the rest of the house; they are by Reggio, & are the same style that are in the Biltmore House in Asheville, NC, built by the Vanderbilt family in 1890.
There are also two attic fans in the main house, one in each of the two side wings, which easily cool the house at night, evenings, & mornings except in the hottest of weather. They are designed to pull air in frm the front to the back of the house, so that it's like having a fresh breeze blow through the house. They are especially useful in the spring & fall.
There are three phone lines to the main house, one to the worker/maid quarters, & one to the guest/in-law house.

The grounds of the main house are magnificent! They are designed estate style by Ayers Landscape Design of Greenville. There are over 65 Magnolia trees (hence the name: Magnolia Manor), plus hundreds more hand-picked trees, such as fine Japanese Maples, Hemlock, Oaks, & the rare Louisiana Natchez White Crepe Myrtles, & about 150 White Pines, all laid out estate style. There are also many rose bushes & ground coverings such as various ivies & Carolina & Asiatic Jasmine & Mint. Over 400 Hollies make a protective hedge along the front of the property.

The Guest/In-Law House

The guest/in-law house is about a seven iron shot (165 yards) from the main house & was designed in 1965 by Lad Tankerserly, the same friend who helped me with the main house. It is a Frank Lloyd Wright style home on one level with absolutely no steps anywhere in the house, which is perfect for the elderly parent or in-law, & works just as well for guests or teenagers.
The house has a large overhang for weather protection & a central heating/cooling system, approximately eight years old by Carrier.
The guest/in-law house has three bedrooms & three full tile baths. The roof is about five years old; it has fresh paint inside, new carpet, & new porcelain tile floors in the kitchen & game/library room. There are new blinds throughout the house. It looks as though it's just been built except for the natural red cedar siding which has aged to perfection & never needs staining or painting.
The guest/in-law house has one wood-burning brick fireplace, a two carport style garage, & a large patio to the back side. It's set on about 2.5 acres of the property, which is completely fenced in with a chain link fence. There are closets galore in this house & the master bedroom has a wet vanity dressing area. It has a large satellite dish.
The guest/in-law house is offered furnished, except for a few items that belonged to my family, such as the kitchen table, the dining room table, a marble-top table, & a Tiffany lamp. The bedrooms & the living rooms will be totally furnished. That includes pictures, bedroom suits & mattresses, & living room furniture. It's decorated on a Southwestern style color scheme.

The Magnolia Manor property is perfect for horses or simply for country living. We do not have horses ourselves, but our neighbors on both sides are horse people. The houses & landscaping cover about 7 acres of the property, which leaves about 16 open acres planted with Kentucky Fescue. Before planting I had the pasture plowed, then dragged twice for rocks, then smoothed out, which makes it a perfect area for horses.
Almost 3/4 of a mile of the property is road frontage, Mimms Rd. on the front (west), Sandy Springs on the North side, & Georgia Rd. on the South. There are woods to the back side, of which the property goes into about 20 feet.
The main house has two separate dog kennels covering about 60 square yards, with dog houses that match the house, tile roofs & all.

There is no way to start from scratch & build a house on this type of property for anything like the price I'm asking. The tile roofs, heart pine floors, mahogany & maple ceilings, & landscaping alone would easily run over ,000 today. And I have no idea where you can find the heart pine flooring today.
